PRICE EVALUATION

One of the key elements for any Seller or potential Seller is understanding the worth of the property to be sold. I will visit your property, go through it with you, look at comparable properties, recent sales, expired and withdrawn listings in your area, and consider other factors. I will then present you a written Market Analysis and a conclusion based on certain data as to the market value of your property.

MARKETING PLAN

Once having completed the price evaluation, I will put together an outline of the marketing plan that I would recommend to most effectively get your property sold. I have meaningful expertise in developing marketing programs, but the success of the plan is based on those who will implement it. I and my associates Bill Urbany and Alisa Martin have a proven track record in effective implementation and having the full support of this group in working with you is something you will not be able to easily duplicate elsewhere.

The Urbany, Martin, and Giron organization has significant expertise in these areas. The importance of the right pricing strategy cannot be understated. The majority of showings by sales associates on a new listing occur when the house is first placed on the market. Sales agents arrange for their active, qualified buyers to see a property when it is newly listed. Once this group has seen the property, showing activity decreases to only those buyers new to the market. It is important to position your property at the best price during the first market exposure.
